The Napier has been recently reopened as a pub. Hipsterfied obviously but not a block of flats.
Stratford will be gentrified soon even though its true to say only the Hackney Wick side has seen it so far. London is moving east, and with Crossrail open too people are realising that 500k buys them a three bedroom house with a garden thats 15 mins from the west end, so long as they don't mind living the other side of the Broadway.

Yes, Hackney, as I said. I don't think the Stratford side is really gentrification. There are city workers in pricey new build flats, but they are mostly hard-working Asian immigrants types working as accountants etc, all living disconnected or atomised lives. Too diverse to have any social capital or develop any community. I don't think wealthy English or European people would move there to bring up families as they do in Hackney now.
That website you link to is a bit loose with the word 'gentrification' in my opinion.

Regeneration
Gentrification is the process by which older (often run down) parts of the city, often close to the city centre, become culturally desirable, so wealthier people move in and change the area.
The gentrification applies to areas around the Olympic Park.
In particular, Hackney Wick.

I don't think gentrification is what is happening to Stratford. Gentrification is when a certain type of middle-class move in, usually students and bohemian types and then the managerial class with families follow suit. They are attracted by undervalued quality housing stock and crucially good school and social capital which the managerial class bring with them. Hackney is gentrified.
Stratford has plenty of expensive leasehold newbuilds which attract an aspirational immigrant class who are much more materialist than the European middle-classes. They have money but zero social capital. That's globalisation, not gentrification.

The Joker was next door to my secondary school, so a lot of the teachers used to drink there at lunchtime, so did the 6th formers.
It was a paddy pub, but got used by the sikhs as well, bit of argy bargy to start with, then it calmed down. Haven't been in there for over 30 years. Cauliflower was better, Lord Napier was my family local. Best pubs in the area were General Havelock, Angel, Red Cow or The papermakers

Had an old work mate who use to drink in the Cauliflower in the 90's, Barry, his last name escapes me :-)
I remember when they had the over 29 nights in clubs (Mondays IIRC) and remember thinking they would be old, oh dear.

Me and my mates used to head over to the Cauliflower every so now and then for a grab-a-granny night back in the late '70's.
When I say granny, back then we meant 30's! How times change.

As you probably know they had collections for the cause. Bit of a no go pub for the non paddies.
Kings was open in those days, pretty decent in there, as was the cauliflower, had live bands most nights.
Joker got busted for having a cannabis farm, closed for a bit then reopened, it’s now an ibis hotel.
